Towne Run is a mixed-use Planned Unit Development (PUD) located on approximately 34.6 acres at the northwest corner of Towne Road and West 146th Street in southwest Westfield. The development was envisioned as a gateway project along the Towne Road corridor, designed to integrate residential, commercial, wellness, and public amenities into a cohesive community environment.
The project includes a blend of neighborhood-serving commercial uses, restaurants with outdoor dining opportunities, residential housing options, and a major health and wellness component. The residential portion features owner-occupied townhomes and courtyard homes that complement the existing Courtyards of Westfield neighborhood immediately to the north.
A key anchor within the development is a proposed Life Time Fitness facility of approximately 110,000 square feet, supported by roughly 24,000 square feet of additional retail and restaurant space. These uses are intended to provide services, recreation, and gathering opportunities for both residents and the surrounding community.
In addition to the private development, Towne Run incorporates significant public infrastructure improvements, including sidewalks, multi-use pathways, trail connections, streetscape enhancements, landscaping, hardscape features, and golf-cart-friendly connectivity. These elements are designed to enhance mobility, promote active transportation, and integrate seamlessly with Westfield’s existing trail network.
